    Let me try to clarify the deposit and how it works:

    The first people who moved into the apartment gave the apartment complex the security deposit. The complex keeps this money unless ALL of the 4 tenants move out at the same time. Then they assess cleaning and damage costs. There have been a lot of people before me. Since these people never moved out all at the SAME time, they had to get their deposit back a different way.

    How they get their deposit is asking the new renter (aka me) for the money they paid the previous renter. So "Jane" paid the apt. complex 600, then decided to leave the apt and had "Bob" take her place. Bob then pays Jane $600. If Bob moved out, he'd get the new guy to pay him $600. So in the end, the landlord/apartment complex isnt involved with the situation (and told me so when I signed the lease) unless all 4 of us move out at the same time (which isnt going to happen).

            Where I live it's first and last months rent. Other than that you don't need to give them shit. If they want you to pay for the carpet and bills that you didn't make, do so then knock it off the rent you owe. This happened to a friend of mine and that's exactly what she did.


            Even if your sub leasing you should give a security deposit (last months rent). It dosen't matter what joan did before you with exception to the damages. I hope when you signed the lease you specified that there were damages to the apartment before you got there. Please tell me you stipulated what was wrong (i.e. carpet, holes etc. etc. took pics


            In my opinion you owe first and lasts so 517x2=1,034 dollars. If you are now the new tenant it dosen't matter what deal she had with the other chick. So whether or not she made her give a security deposit means nothing to you. What ever you agreed to when you signed the lease is valid

              $517 X four people = $2068/month total. That's probably a decent place.

              $517 a month gets you 2 walls and a plywood roof. Maybe they'd throw in some heavy corigated cardboard boxes covered with plastic to sleep in.



              One of the biggest problems with subletting is the main owner never comes in and fixes damages between tenents. So the damages pile up and the place turns into a shit hole unless you can get the main owner to come in and make repairs. My land lord is terrible about making repairs. I'm on my forth year at this place and he never wants to come and replace big things, he always tries to wait until people move out.

              In your place since everyone never moves out at once, does the apartment complex come in and make repairs on a set schedule like every two years? Something like that would be good for you guys otherwise the damages are gonna pile up.

              PS. It's assaholic not to pay some type of damage deposit. But bad news to get stuck with previous people's damages. Be better if you had to always pay directly to the apartment complex people.

                Lol, yeah 517 is just my share, I live with 3 other girls. I had to find a place near school fast, that's why I couldnt be choosy.

                Sorry if this isnt clear enough, but I'm not subletting. I pay my rent to the apartment complex, not to Leslie.

                Before I signed the lease with the apartment complex I asked about what to do about damages like the carpet. They said I can call people to fix minor things but that I probably need to call a cleaning company for the carpet. Basically, they didnt care because a)They already have a security deposit for the place and b) only if everyone moves out will they do heavy repairs (like replace/clean the carpet). I asked if there was some form to fill out about damages in the place, none existed.

                If I sent her a bill, I dont think she'd pay it. I think I'm just gonna knock off how much it would cost to fix and clean everything and if there's any money leftover then give her that.

                  sounds good, I would seriously consider talking to your room mates about leaving and then forcing them to sign a new lease.

                    not exactly, I want to live in an apartment next year with a friend from school. It's gonna cost us $910 (per month) for the entire apartment, that includes heat, electricity, water, etc.

                    I'm assuming MM used places4students.com or something

                        ahhh, anything good on there? I go to school in a rich little suburb (sheridan college in Oakville Ontario) so rent's gonna be high no matter what, I almost flipped when I found out I would be paying less than $500 a month. I have to fill out some financial aid forms next year that say I'll be supporting myself so hopefully I'll get a nice junk of cash.

                          my brother, me, and 2 friends are gonna get a 4 bedroom house for about 80 a month for rent and 30 extra for cable and what not. Most houses are only like 20k total, but its less then the cost of dorms and definatley the way to go if you have dependable people living with you.

                            I had never used Craigslist before, looking for an apartment was the first time I tried it. Overall a very good way to find cheap places (where I live most places are very expensive). It had way more options than the other sites I tried.

                            Update: Called Leslie and told her not to bother coming over tomorrow. She is thoroughly pissed off. I explained that I would not pay a deposit until she hires someone to repair the damages. She kept repeating how I "agreed to the damages with Joan and when I moved in," even though I keep telling her I did not. She also tried to tell me I was getting a "good deal," hah! Anyways, she made a small threat about taking me to court and I gladly accepted, in which she hurriedly changed the subject.

                            She asked for Joan's phone number and said she'll call back. Been 3 hours now, wonder what she's thinkin...

                                knew it, she'd make some stupid threat about going to court and make you feel like you 'have' to pay her. Once she talks to Joan and actually processes this through her head she'll realize she has to settle and get the things fixed in the apartment before you give them a dime of your security deposit, that or she'll try and keep it real and make stupid threats and get even more irate in which case she wont ever see a fucking cent.
